On 1 April 2026, collective proceedings were filed in the Competition Appeal Tribunal (“CAT”) alleging that property portal Rightmove has been charging unfair and excessive prices to thousands of UK estate agents and new home developers.
The claim has been brought by way of opt-out collective proceedings in the CAT led by former Competition and Markets Authority panel member Jeremy Newman. The case centres on allegations that Rightmove has abused its dominant position in the online property portal market by charging excessive and unfair prices to estate agents and new home developers to list properties on its online portal. Damages are provisionally estimated to total around £1.5 billion.
